Ameyalli Resort & Residences is moving into its next major phase in Midway, Utah, advancing a 78-acre wellbeing and residential community shaped by natural geothermal springs, mountain living and culinary-focused hospitality.

Phase 2 will introduce Ameyalli Resort & Spa by Appellation, an 80-key boutique resort operated by the hospitality brand founded by chef Charlie Palmer and former Four Seasons executive Christopher Hunsberger. The phase also includes 23 whole-ownership Villa Residences, two Charlie Palmer restaurants and a 20,000-square-foot well-being spa centered around the property’s 28 natural geothermal springs.

Set minutes from Deer Valley’s East Village, Park City and Sundance, Ameyalli brings together two of the strongest trends in luxury travel: destination wellness and resort ownership. The planned Ameyalli Spa is expected to be the resort’s defining feature. The brand, which includes Appellation Healdsburg and Appellation Lodi – Wine & Roses Resort and Spa in California, is known for connecting guests to local food, craft, culture and community. At Ameyalli, that philosophy shifts from wine country to the mountains, with two Charlie Palmer restaurants, an on-site farm kitchen, biodiverse gardens and more than 50 annual Crafted by Appellation classes.

The Villa Residences introduce Ameyalli’s first whole-ownership real estate offering. Each two-bedroom residence is approximately 1,600 square feet and designed as an extension of the resort, with direct access to amenities and the option to enter the hotel rental program when not in owner use. Open living spaces, stone fireplaces, private patios and mountain views create a residential experience rooted in privacy, comfort and indoor-outdoor living. A lockoff second bedroom adds flexibility for owners who want to occupy part of the home while making the other portion available for rental.

The villas follow strong early momentum at the Residence Club at Ameyalli, where the move-in-ready Alpine Chalets are reported to be more than 80 percent sold. The four-bedroom chalets are offered on a deeded fractional basis, giving owners access to a mountain wellness lifestyle with less complexity than full-time ownership.

More than half of Ameyalli’s acreage is protected by permanent conservation easement, preserving the property’s geological features, viewsheds and hydrology. Restoration is also underway on two historic hot pots, crater-like tufa domes formed over thousands of years by rising mineral water.
